THIS IS THE LAST WILL AND TESTAMENT of me James Rumney of the Bird-in-Hand Inn Oulton in the parish of Wigton in the county of Cumberland Innkeeper and Farmer I APPOINT Joseph Burns of Lorton near Cockermouth in the said County Joiner and my son-in-law Thomas Hood of Aspatria in the said County Station Master (hereinafter called “my Trustees”) to be the Executors and Trustees of this my Will I BEQUEATH to my daughter Sarah Ann the legacy or sum of one hundred pounds payable on the death of my wife Margaret Ann I BEQUEATH all my household furniture plate linen glass china books pictures and all my household effects unto my Trustees UPON TRUST to permit my said wife Margaret Ann to use and enjoy the same during her lifetime and from and after her decease I BEQUEATH the same to my said daughter Sarah Ann absolutely I DEVISE AND BEQUEATH all my real and personal estate not hereby otherwise disposed of unto my Trustees UPON TRUST that my Trustees shall call in and convert into money my personal estate or such part thereof as shall not consist of money and shall with and out of the moneys produced thereby and with and out of my ready money pay my funeral and testamentary expenses and debts and shall invest the residue of the said moneys with power from time to time to vary such investments and shall stand possessed thereof and of my said real estate IN TRUST to pay the annual income and rents arising therefrom unto my said Wife Margaret Ann during her life and from and after her decease IN TRUST that my Trustees shall sell all my said real estate and shall with and out of the moneys produced thereby and with and out of my personal estate pay the legacies bequeathed by this my Will or any Codicil hereto and shall stand possessed of the residue IN TRUST to divide the same between and amongst my two daughters Mary Jane the Wife of Thomas Hood and the said Sarah Ann in equal shares I DESIRE that my said daughter Sarah Ann shall have the option of purchasing the Inn and premises known as the Bird-in-Hand Inn Oulton and I accordingly DIRECT my Trustees before offering the premises for sale to have the same valued by an independent valuer and to allow my said daughter Sarah Ann one month in which to decide whether whether or not she will purchase at the amount of such valuation IN WITNESS whereof I have hereunto set my hand this first day of February one thousand nine hundred and five
